What is a second charge mortgage?

A Second Charge mortgage is an extra loan that is added to your mortgage. Sometimes, they are referred to as secured loans..

Contrary to re-mortgaging which allows you to change your base mortgage to a different one, A Second Charge Mortgage will be a mortgage that is paid in conjunction with the current mortgage. If your mortgage currently has the initial legal “charge” connected to your property and you decide to take out another mortgage and a second charge is added, a legal is added to the property, hence the name.

You must be a homeowner for a Second Charge Mortgage although you don’t have to reside in the house. The most common reason for it is to release cash in your house.

How often would you want to use it?

Second-charge mortgages can be typically used to raise additional funds to cover a particular need. They could cover major repairs, extensions , or personal expenses.

Second Charge Mortgages can be a great alternative option to raise this cash by either extending your mortgage (a “Further Advance”) or remortgaging it to an additional, bigger basic mortgage.

Mortgage applications have become more challenging in recent years, further advances and remortgaging could be difficult for people who are self-employed or who earn a variable amount from a small-scale business.

Second-charge mortgages can be usually utilized instead of refinancing if your credit score has deteriorated, which means you may be subject to higher interest rates on the mortgage that you remortgaged. These are also employed when the early payment cost is extremely high on the mortgage you currently have which makes remortgaging expensive.

As with mortgages that are basic your home is also at risk if it isn’t make the required payments.

There are many reasons to take an interest-only mortgage

There are many reasons that a Second Charge mortgage may be better than the option of remortgaging…

Beware of early redemption fees (ERCs) If you already have a mortgage, remortgaging may result in the payment of an early redemption charge that could be hundreds of pounds.

Keep low rates If your mortgage has the lowest interest rate, it is possible that you may lose them if you decide to remortgage. The cost of redemption can exceed several thousand pounds.

You can keep interest only In the event that your initial mortgage was interest-only the remortgaging process could mean that you need to switch to a mortgage that is repaid, with higher monthly costs.

Credit rating is not good If your credit has been shaky it becomes difficult to refinance.

A fixed income is not a good thing Small business owners can frequently be self-employed, with a different sources of income. This can make remortgaging more difficult.
