The RICS Homebuyer Survey is a shorter variation of RICS Building Survey but more thorough and comprehensive in comparison to mortgage appraisal or RICS Condition Report. During the inspection, your surveyor will examine the areas that are visible in your home to evaluate how well you are taking care of your house and identify any issues. The surveyors will not however, raise carpets or flooring or move furniture. If you want an even more thorough inspection and a more thorough report, it is recommended to conduct a Building Survey is recommended.

A Homebuyers Survey London is carried out by RICS chartered surveyors. It is appropriate for traditional and modern-day homes that are in decent and in good condition since it visually examines the obvious issues that the property may have. For older, less standard, or older homes that are more deteriorated it is recommended to conduct a more thorough Building Survey is recommended to find more obscure and less obvious problems.

In the Homebuyer Survey, you have the option of choosing one of two options: Homebuyer Survey alone, which includes all the features included in the Condition Report as well as guidance on urgent problems that could impact the property’s value, as well as repairs and maintenance tips. You can also opt for the option of having a Homebuyer Survey and valuation, that includes all of the above along with a market appraisal and the cost of rebuilding insurance.

What is the Homebuyer Survey?

The Homebuyer Survey includes a visual examination of all the major indoor elements, including ceilings walls, roofs and bathrooms and permanent outdoor structures and features such as roofing pipes and gutters, walls, windows and doors. A surveyor will then examine the drainage, heating electric, gas/oil as well as water and gas services, and will provide an energy efficiency score.

The Homebuyer Survey uncovers any serious structural issues in the structure like subsidence. The surveyor will also look at the insulation, drainage, and damp-proofing and test for damp in the walls to make sure that there is no damp in the house. They will also examine how the house’s timbers to determine if they have woodworm or rot.

The survey of the property will provide the details of major flaws and the way they could affect an assessment of value for the house, as well as the cost of fixing these problems. The building surveyor can also provide advice on repairs and maintenance regarding how to fix the issues.

The survey identifies problems within the property, and then rates these problems in terms of severity using a traffic light classification system. Level 1 is green, which means that no action is needed and 2/amber indicates the issues require repair but not urgently. levels 3 indicate serious issues that require immediate repair and attention. This allows you to assess the state of the property and decide the necessary action.

Your Homebuyer Survey will provide details about the property that is being surveyed and the place of residence. The RICS chartered surveyor can indicate specific areas where you’ll need to talk with an attorney to look into these issues and get expert advice.

If you select this Homebuyer Report with a valuation that is included, you will get a written appraisal of the property that could use to bargain the price. The surveyor will also provide you with a value for reinstatement which is a rough estimate of the costs of rehabilitating the property to cover insurance costs.
