Local expertise is important: a more accurate development land valuation will be produced by someone who is familiar with the planning regulations of your council, standard Section 106 standards, and recent land transactions in your area.

Enquire about prospective valuers’ methods. A qualified expert will describe how they will do the site inspection, what planning and market research they will do, which valuation techniques they will employ, and how they will handle risk and uncertainty. They should also be explicit on deadlines, costs, and the final report’s format. When comparing quotations, pay attention to the valuer’s relevant experience and the scope of work rather than just the price.

Planning portals and professional associations might be helpful places to start. Some chartered surveyors have published case studies of their development land valuation work, and many mention their areas of specialisation online. You can also find reliable experts through personal recommendations from lawyers, accountants, or planning consultants who frequently represent landowners.

What to anticipate throughout the appraisal procedure

The procedure usually starts with a brief to confirm the goal of the development land valuation, the basis of value needed, and any special assumptions, like the granting of planning consent for a specific scheme, after you have directed a specialist. After that, the valuer will schedule a site visit to evaluate the physical attributes, services, accessibility, and any limitations that might have an impact on deliverability or value.

Behind the scenes, they will evaluate local planning legislation and any new allocations, collect similar evidence from recent land transactions, and, as necessary, consult cost or planning specialists to test important assumptions. They may run several scenarios for sites with complicated viability difficulties to demonstrate how the development land valuation reacts to shifts in phasing, build costs, or selling values.

Lastly, keep in mind that market conditions are subject to change. Consider whether you require a new development land valuation halfway through your selling process if it is expected to take many months, particularly if there are significant changes in planning policy, interest rates, or building prices.
